Reserve Studies: We perform around 120 Reserve Studies annually throughout the Western United States for HOAs and property managers. A Reserve Study is a projection of maintenance and repairs costs over a 20to 30 year period of time. These projections include all items that are the responsibility of the HOA, such as roofs, siding, parking lots, sewer systems, elevators, plumbing, swimming pools, and the like. We apply the CAI National Reserve Study Standards for all our studies.

 

Commercial & New Construction Inspections: We have an eye for detail that comes with many years as contractors and home inspectors. We inspect commercial real estate for private individuals and corporate clients. We also inspect just prior to the expiration date of a builder's 12-month warranty to insure that all warranty items have been corrected.

 

Project Management: Many HOAs and Property Management companies do not have the background or the time to manage large projects such as roof replacement, elevator installation, or repairs. We act as a third-party Project Manager for large complexes such as condominiums, hotels, commercial buildings and others. This service is quite extensive and can include specifications, requests for proposals, bid qualifications, scheduling, quality control, change orders, and payment supervision for course of construction approvals.

 

Water Intrusion: We work with the latest moisture detection equipment including infrared thermo graphic cameras to locate the source of water intrusion and specify the corrective work needed to contain future leaking. Our clients include Alain Pinel Realtors, The Villages, the State of Hawaii Judicial Branch, Sugar Beach Resort, Royal Kahana Resort, Sand of Kahana, Pacific Shores, Iao Gardens, Maui Kamaole and others.

 

Mold and Toxic Materials Sampling: Our Certified samplers and sampling procedures will determine if mold problems exist by the sampling the air quality and the materials that may have been contaminated. We also prepare the remediation protocols, and can provide project management for the remedial work. In many instances we will retest after the work has been done, to assure that there is no mold remaining. All lab work and certified samplers are insured.

 

Emergency Response Plans: We have a background in emergency services, and are frequently the first to be called for water intrusion and construction problems. We offer a complete Emergency Response Plan to our clients in high rise buildings and other with extensive property who need a plan for their owners. Our plan delineates how to recognize the emergency, respond to it, and recover from it. We include preparedness information for Fire, Tsunami, Hurricane, Flood, Medical, Water Intrusions and Mold, Hazardous Materials, Medical Emergencies, and Material and Structural Failures.

 

Problem Assessment: We specialize in problem solving, and we bring our extensive experience and knowledge to Problem assessments. We work with problems such as spalling, water intrusion and damage to siding and decks, electrical overheating and capacity studies, and emergency response plans. Our approach is to define the extent of the problem, specify the repairs necessary to solve the immediate problem, and specify how to keep the problem from reoccurring.

 

Assistance to Property Managers: Because of our extensive work with Reserve Studies, Project Management, and Problem Assessments, we are able to help property managers with a variety of solutions. In addition to all of the above items, we offer assistance which includes a site tour and a listing of the periodic maintenance that will be needed to keep the project in good repair. This is a valuable tool prior to the annual maintenance budget for existing and newly completed projects, and is especially valuable for locations with high wind and salt exposure.
